Preliminary Design
The first step in the process is gathering and analyzing the information that will be the foundation for designing your new space. During this time we formulate a detailed “program” which defines your needs and objectives: function, size, and the relationship between spaces, character, and image are just a few of the considerations that will affect how you will live in your new home or remodeled space. Your site is also analyzed to determine how the new spaces will best utilize views and sunlight.

Preliminary Design
Preliminary floor plans are created in this phase as conceptual brainstorming and exploration begin to determine the general layout, form, and overall appearance of the new spaces. Floor plans and 3-dimensional computer generated drawings which show an animated version of the proposed spaces are created to help evaluate the ideas and concepts. These tools help to set the final direction of refining the design.

Design Development
Once the size, layout, and character of the home are refined, the design is translated into the technical language of construction. Design feature elements such as staircases, cabinetry, fireplaces, and built-in furniture are detailed to define their materials, structure, and installation requirements. The structure and technical aspects of the project are described through drawings of plans, elevations, and sections through the house. Specifications are created including schedules which indicate trim styles, room finishes, window and door selections, and electrical fixture placements.

Design Development
We prepare and distribute the completed construction documents to subcontractors who then offer cost estimates for completing their portion of the drawn project. Subcontractor questions are answered and interpretations of the drawings are clarified so that the final bid cost is not only accurate but a good value for a quality end product.

Construction
The final phase of the process is construction. Successful subcontractors are awarded work for their bid on a portion of the project. Schedules are distributed to ensure all involved are aware of the planned execution of the project. During construction, a site manager and project coordinator ensure that the project is built to the drawings and specifications already established and that all selection details are properly coordinated and incorporated into the home. Weekly site meetings keep you updated on the progress of the project and meeting notes and project agendas keep communication lines open and clear.

Construction
Most of the interior design aspects of the project are finalized during this phase and you are guided through the maze of showrooms and catalogs with expertise and careful consideration. Decision deadlines are laid out with plenty of time to accomplish the myriad of tasks required for a superbly completed project. A selection book is created for you, which documents all the decisions that are made during construction. Upon completion of the phase, we thoroughly inspect your home and create a punch list that ensures your new space is complete and ready for your enjoyment.
